Buying or selling a house is often a long and frustrating experience that you wouldn't want to wish on your worst enemy.  My wife and I were looking forward to retiring up north, but selling our house here in Heart Lake was something we really were not too excited about.
 
But I want to say that our experience with Debbie and her team was nothing but first class.  We knew that she lived in Heart Lake and that she had sold numerous houses here.  That and the fact that we noticed that she did a lot of advertising on behalf of her clients pushed us (with our breaths held) to call her when we were finally ready.
 
From the first minute of our first meeting, she impressed us with her real estate knowledge and experience, her knowledge of the area, her preparation and homework that she had obviously done to price our property, her organization and above all her personable enthusiasm and positive attitude.
 
The thing that we noticed with Debbie was that she really listened to our thoughts and ideas.  Certainly if we had a question at any time, she would confidently answer, but she never tried to force her ideas on us.  A true professional.
 
Her assistant, Caroline stopped by on a number of occasions for various reasons on her way home from work.  A more friendly and enthusiastic person you will ever meet.  She too was there at our beck and call if we had any questions.
 
I should also mention that both Debbie and Caroline called us back immediately if we ever had to call them.  Customer service, thoroughness, and good old follow-up is rare in today's world but not with Debbie Howell and her team.  They really made us feel that they cared.
 
We had something like 13 showings in the first 10 days, a successful open house, numerous advertising in the Guardian, an offer in the first 2 or 3 weeks and a sold sign shortly after.  When presenting us with the offer, we were once again impressed with her knowledge and experience.  She simply knew what she was doing.
 
After the sale when many salespeople disappear, she called to thank us for choosing her, and sent a beautiful bouquet of flowers which was like icing on the cake.  Obviously from my note, this was a very positive and successful experience.  We were so fortunate in calling Debbie Howell and would highly recommend her to anyone who really wants to sell their house painlessly, quickly and at a fair price.

Agent Selection

As you know, you were one of three real estate companies and representatives we interviewed before listing with yourself and Century 21 Millennium. We had actually considered a number of others as well.

Three things convinced us that we should go with you.

First, it was your enthusiasm, experience and professional approach.  You had done your homework prior to our meeting and came prepared to get specific with your recommendations.  You listened to what our concerns were and responded only after with your plans.

Second, was your proposed marketing plan which included an agent open house (but not a public open house), the internet MLS listing, the full page ads in the Brampton Guardian and the networking contacts within the industry.  Your suggestions for "staging" our home were simple and of minimal cost.  You didn't make us pay to make it easier for you to sell our home.

Third, you made a listing price suggestion based on the particulars of our house in comparison to other homes that had been sold in our area.  You looked at not just the final selling price of each, but also the key positive differences in features and benefits for a prospective buyer between our house and the others.

While I would have thought that these elements would have been essential for any agent's proposal you were the only one who built them into a presentation.

Results

You more than lived up to our expectations re: aggressiveness and doggedness.  We went on a two week vacation shortly after we listed with you.  You even faxed an offer to us at our hotel in Beijing, China.  In fact, this buyer was the one who ended up purchasing our home after some back and forth.  At each step you were involved and guided us through the process using your wealth of experience.  Four weeks after we listed with you, we had a SOLD sign on our front lawn.  Pretty fast considering we spent 2 of those weeks on vacation in China.

Your experience with people issues made a big difference when it came to working with the buying agent (both parties need to have confidence in each other) and in keeping us from being overly concerned at several points during the process.

Having Caroline assist you in putting together the plans and helping us as we went along was a big differece.  I don't expect all agents have this kind of double teaming available.  We appreciated Caroline's work and enthusiasm.

The final result is the most important.  We are moving and we are happy.

Adelle and I wanted to say thanks for making the process of selling our house both painless and profitable.

You are aware that prior to making a final selection as to who would best represent us, we interviewed 4 high profile and successful agents in the north Brampton area.

As we discuss our sale with friends and neighbors, there will be 3 points that we will highlight.

  • Enthusiasm... None exhibited your degree of sincere enthusiasm and confidence.  This meant a lot to us as we know that enthusiasm is contagious and that's a very good thing to have going for you.
  • Market Evaluation....When comparing our home to recent sales and homes currently listed, all other agents highlighted the positives of the others (greater square footage, court location etc) but somewhat downplayed our features that were of greater benefit and value (larger lot, landscaping, improvements like hardwood, new windows etc).  I expect this was meant to secure a lower price point which would result in an easier sale.  A $20 - $30k lower sale price would result in only a slightly reduced commission for them (a few hundred dollars), but certainly doesn't serve the interests of the seller, the one paying the commission.  You were the only one that compared all houses on a feature by feature basis, coming up with a realistic value.
  • Marketing.... None of the other agents would tell us exactly how they would market our home.  They would not commit to the level of advertising and I believe their focus was to list on the lower side of market value, and expect exposure on MLS to sell our home.  You were the only one that guaranteed us weekly advertising.  This meant a great deal to us as your aggressive weekly full page spread in the Guardian is what first attracted us to you.  Also, your C21 sales agents' open house allowed your associates to personally view our home at the beginning of our listing.  None of the others offered this.

Once again, thanks for your efforts and the results.  It's great when the outcome mirrors the expections of an action plan.  Do not hesitate to pass along our contact info to anyone looking to confirm that their best choice would be to list with you!!
